¿Cuándo recibiré mi talonario de cupones?

We order new coupon books once per year and mail to any resident that is not signed up for ACH payments. The monthly rate for 2025 is now $315/month. 

Coupon books are not automatically ordered when a new owner moves in. Instead, we send a welcome letter with the ACH form asking for owners to sign up and let us know if they want a coupon book. If a new homeowner wants a coupon book, they should respond per the letter's instructions.

¿Puedo pagar mis cuotas de HOA en línea?

To make a one-time payment today, use the BB&T Online Payment System.

Your online payment options:

Pay by debit or credit card with your Visa®, MasterCard®, American Express® or Discover® card. 
Per BB&T's website: All debit cards issued by a US financial institution will incur a flat $4.95 convenience fee. All credit cards will incur a convenience fee of 2.95% of the payment transaction amount. The convenience fee incurred on debit cards issued by a non-US financial institution varies. Your exact convenience fee on all credit and debit card transactions will be displayed to you before you submit your payment. (the HOA does not administer this process)   

Pay by eCheck with a one-time electronic funds transfer by ACH debit from your checking or savings account from any US financial institution. 
Per BB&T's website:  No convenience fee is charged for payments made by eCheck.  (the HOA does not administer this process)

Pay automatically with Association Pay (ACH)
Per BB&T's website: With BB&T Association Pay (ACH), you can have recurring payments debited directly from your checking or savings account held at any US financial institution.   (the HOA does not administer this process)

¿Qué puedo esperar si pago mis cuotas de la Asociación de Propietarios con retraso?

Billing and Collection Policy:

1. Payments are due monthly on the 1st. Payment booklets show the type of assessment, the due date and the amount due. Please pay from the payment booklet provided to you. The payment booklets are sent as a courtesy. The excuse that you did not receive one does not waive late fees or interest. 

2. If payment is not received by the 10th of each month, a late notice will be mailed and a $5.00 administrative fee will be assessed. Additionally, interest will accrue at 18% per annum. 

3. If payment is not received by the 10th of the following month, a final certified notice showing the amount due will be sent, and you will be charged an additional administrative fee of $25.00. Interest continues to accrue at 18% per annum on the total balance outstanding until payment is received in full.

4. If payment is not received within 30 days of the final notice date, your account will immediately be turned over to an attorney for collection, lien and foreclosure proceedings. You will be responsible for costs and charges against you, including recovery of attorney/paralegal fees, court costs, etc. All correspondence with the Association will stop and you must deal directly with the attorney at this time.

5.  Assessments and other charges are mandatory and as such, cannot be selectively waived.

¿Cuáles son las reglas u horarios de la piscina?

The pool belongs to the home owners and can be used from 8am-10pm daily provided guests and children are supervised, noise levels are not excessive, and the bathrooms are kept clean to ensure we pass all city spot inspections.  Also, all chairs and tables must be more than 6ft away from the pool.

Pool keys can be requested by contacting management at contact@coastallivingcam.com.  There is a $10 charge per key.

If you are enjoying a day at the pool, please be mindful of the posted signs and rules.

¿Cuándo es el día de la basura?

The dumpsters located at the end of Manor Drive are leased to the collective homeowners and are for normal daily trash. Republic empties the dumpsters on Monday, Wednesday, and Friday. Recycling is picked up on Thursdays.  

Under no circumstances should trash be left outside of the dumpsters.

¿Cuál es la política de mascotas?

No se puede criar ganado ni aves de corral dentro de los límites de Windsor Park Townhomes. Perros de menos de 35 lb (no se admiten razas agresivas) deben estar atados y bajo el control de su dueño en todo momento cuando estén afuera. Los perros no pueden ser encadenados o confinados en patios o áreas comunes. Los gatos y otras mascotas domésticas normales se pueden mantener siempre que se mantengan en el interior o con correa cuando estén afuera. No se pueden tener animales de cría o con fines comerciales en las instalaciones. Según los estatutos, la Asociación de propietarios es libre de adoptar reglas y reglamentos sobre mascotas y otros animales para ayudar a mantener la paz dentro de nuestra comunidad. Por favor sea respetuoso con sus vecinos y dueños de mascotas responsables limpiando los desechos de su mascota, cada vez que los pasee. (Ver Artículo 8 Sección 4)

¿Puedo arrendar mi unidad?

Not without approval and screening.  We have a limited number of units that can be leased per our community rules.  You must apply and be granted approval from the HOA Board to ensure that we are not in violation of those rules.

Estoy vendiendo mi unidad y necesito una Carta de Estoppel. ¿Cómo puedo conseguir uno?

If you are buying a property governed by a homeowner’s association, your lender must receive an estoppel letter from the HOA prior to the closing.

The purpose of the estoppel letter is to find out whether the seller has any outstanding balances owed to the HOA. Such balances could end up with the HOA putting a lien on the property.

Please note that the requester will pay in advance for estoppels and condo questionnaires to be completed.

The fee is $299.00 each and can be paid by cashier’s check or money order and made payable to Coastal Living Community Management LLC. The rush fee for an estoppel is an additional $119. If an account is delinquent, an additional $179 fee will be imposed. If a title company or law firm is paying, they may send a company check to Coastal Living Community Management, LLC at 3820 Ocean Beach Blvd Unit 9, Cocoa Beach, FL 32931.

How do arrange a bulk item pick up such as a sofa or mattress?

Call Republic Waste Management Service at 321-989-6030, the business day before the next business day for pick up. No pick-ups on Saturday or Sunday. Use account number 307693050640. Please be courteous and put your item out the night before your scheduled day which will be Monday through Friday. This service is for Windsor Park Townhome Owners only.
