What are the pool rules or hours?

The pool belongs to the home owners and can be used from 8am-10pm daily provided guests and children are supervised, noise levels are not excessive, and the bathrooms are kept clean to ensure we pass all city spot inspections.  Also, all chairs and tables must be more than 6ft away from the pool.

Pool keys can be requested by contacting the HOA board at windsorparkpb@gmail.com.  There is a $10 charge per key.

If you are enjoying a day at the pool, please be mindful of the posted signs and rules.

When is trash day?

The dumpsters located at the end of Manor Drive are leased to the collective homeowners and are for normal daily trash. Republic empties the dumpsters on Monday, Wednesday, and Friday. Recycling is picked up on Thursdays.  

Under no circumstances should trash be left outside of the dumpsters.

What is the pet policy?

No livestock or poultry may be raised within the confines of Windsor Park Townhomes. Dogs under 35 lbs. (no aggressive breeds) must be leashed and under the control of their owner at all times when outside.  Dogs can not be chained or confined in yards or common areas.  Cats and other normal household pets may be kept provided they are kept indoors or leashed when outside. No breeding or commercial purpose animals may be kept on premises.  The HOA is free per the bylaws to adopts rules and regs concerning pets and other animals to aide in keeping the peace within our community.  Please be respectful of your neighbors and be responsible pet owners by cleaning up after your pet, every time you walk them.  (See Article 8 Section 4)

How can I make my assessment payment?

You have three easy options:
  • Automatic Payments:

    • Select Client Dashboard on the left-hand side
    • Click “Schedule Payment” and follow the prompts
    • Please be advised that a 3.5% convenience fee will apply for credit card payments and a $2.95 convenience fee will apply for ACH/Debit Card payments

Can I lease out my unit?

Not without approval and screening.  We have a limited number of units that can be leased per our community rules.  You must apply and be granted approval from the HOA Board to ensure that we are not in violation of those rules.

How do arrange a bulk item pick up such as a sofa or mattress?

This will have to be arranged by the owner.  The community does not currently offer bulk pick up and owners will be fined $100 for leaving bulk items by the dumpsters.

What can I expect if I pay my HOA dues late?

Billing and Collection Policy:

1. Payments are due monthly on the 1st. 

2. A Notice of Late Assessment is issued on the 16th day after the due date for the month's payment, giving the homeowner(s) 30 days to pay the outstanding balance.  A late fee of $25 is assessed. Additionally, interest will accrue at 18% per annum. (Administrative fee of $15.00 will be charged to the owner’s account.)

3. An Intent to Lien is issued upon expiration of the Notice of Late Assessment. Expires 45 days from the date of issuance. (Administrative fee of $125.00 will be charged to the owner’s account.)

4. A Claim to Lien is filed immediately after expiration of the Intent to Lien. (Administrative fee of $115.00 and an attorney fee of $60.00 will be charged to the owner's account.)

5. An Intent to Foreclose is issued upon receipt of the recorded Claim of Lien. Expires 50 days from the date of issuance. (Administrative fee of $110.00 and an attorney fee of $70.00 will be charged to the owner’s account.)

6. The file is transferred to the Attorney to initiate a Lien Foreclosure action if payment is not received by the Association before the expiration of the Intent to foreclose. (Administrative fee of $100.00 will be charged to the owner’s account.)
You will be responsible for costs and charges against you, including recovery of attorney/paralegal fees, court costs, etc. All correspondence with the Association will stop and you must deal directly with the attorney at this time.
